Over time, sediment can settle to the bottom of a gas hot water tank, reducing its efficiency or even leading to failure. An annual water tank flush is important for clean water and help keep it operating at peak efficiency, no matter how many gallons of water it holds. Flushing a hot water tank goes a long way for an electric water heater tank too as it helps keep the unit clean, which helps prolong the heating elements efficiency.

Gas Water Heater Maintenance Check List

Pressure Relief Valve Test


The pressure relief valve can be tested by simply lifting and releasing the tab on the valve. It will release water when the tab is up and should stop when down. If it is not working you'll need to repair it with a new valve.


Flush the System


As mentioned above a water heater maintenance flush should be performed annually by draining the tank completely to reduce sediment buildup and extend service life. If you are unsure where the drain valve is we'll be happy to show you when on site for a service call.


Anode Rod Inspection


For this task, drain some of the water, undo the hex head, then inspect the thickness and coating of the sacrificial anode rod. If you don't have the right tools and don't know exactly what to look for, it is highly recommended to call a professional.


Insulation



This is an extra step you can take to help preserve heat. You can wrap the storage tank with an insulation blanket and you can also wrap the water lines. Be careful to cut openings in the blanket for protrusions like the temperature control, pressure relief valves, gas valve, cold water line and other components. 

Tankless Water Heater Maintenance

Descale


Descaling involves flushing a tankless heater system with an approved cleaning solution of watered down vinegar. You need to prepare it by turning off the gas or electricity and closing the water valves. Purge the system and then flush with your prepared solution. This task is usually done by a professional, but can be done yourself if you understand all the steps involved.


Temperature Settings


Water temperature for your home should be set at recommended levels to kill bacteria and for optimal delivery of heated water. Recommendations are between 120 and 140 degrees for the hot water pipes depending on who you agree with. OSHA or the Environmental Protection Agency. There are other safety devices you can call and ask us about if you are in doubt.

Boiler System Tips

System Flush


Boilers use a special fluid to circulate heat through pipes to heat zones. This type of system needs to be flushed every year as a preventative measure.


Monthly Check


Look at vent piping, temperature setting, relief valve discharge, look at fittings for signs of leakage and the drain trap for blockages.


Quarterly Check


Take a visual inspection of all pipes for signs of leakage and look to see if the burner flame has changed. If the flame looks different you need to take action to correct the problem.


Annual Checklist


Inspect the heat exchanger, ensure all connections and wiring is intact, look at the condensate system, clean and flush the system, check the burner assembly and the ignitor, look at the ventilation for corrosion or blockages and check to see there is nothing blocking the air inlet and lastly, check the control settings to see they are working as expected.
